Industrial Park and Plaza Lot Plowing in Cambridge

An industrial lot in a storm is a sequencing problem: the truck lane, the docks, the employee parking and the walk to the door all need clearing and they cannot all be first.

Cambridge's industrial parks are where most of the city's commercial snow work is. The units off Franklin Boulevard, Boxwood Drive, Eagle Street North, Hespeler Road and the Pinebush corridor run on shifts and truck schedules, and the lot has to work for both: a trailer arriving at 5 a.m. needs a lane and a dock approach, and the day shift arriving at 6:30 needs parking and a safe walk to the door. The owner or property manager carries the liability for everyone crossing that surface. The contract has to be written for that, not for a generic parking lot.

What the scope settles

  • Priority order on the lot. Which lanes, docks and entrances are cleared first, and which parking areas can wait for a second pass. This is agreed with the site, not improvised in the dark.
  • Trigger and timing. The depth at which plowing starts, whether the lot is cleared overnight, between shifts or continuously through a storm, and how a 24-hour operation is handled. No completion hour is promised in an active snowfall; the sequence is.
  • Stacking plan. Where snow goes so it does not take the trailer turning radius, block the fire route or a hydrant, cover catch basins, or sit against the building. A plan drawn in October saves an argument in February.
  • Hauling trigger. When stacked snow is removed off site, who decides and what it costs. On a tight lot this is the clause that matters most by late winter.
  • Hand work. Entrances, employee walks, accessible spaces and the public sidewalk on the frontage, which is the owner's obligation under the City's 36-hour rule.
  • Ice control. Whether salting is per visit, on request or at the operator's judgment, and at what application rate.
  • Visit log. Date, time, conditions, what was cleared and what was applied, every visit.

Salt on an industrial lot

A large paved lot draining to the storm system is where the Region of Waterloo's salt guidance bites hardest, and the City's own policy restricts salt in Drinking Water Protection Areas. The scope states an application rate aimed at bare pavement with little residue, no rock salt below the temperature where it works, and sand or a treated product on the coldest days. That is better for the aquifer and cheaper for the owner, because salt spread at -15 C is money on the ground.

Snow events

When the City declares a snow event, parking is prohibited on every street until it ends and the set fine is $80. Lots near housing, and plazas with apartments above, fill with cars on exactly the night they need plowing, so those sites are cleared in sections with signage worked out before the season.

Scale

Single units and small plazas up to mid-sized industrial lots. Very large distribution sites that need loaders and a dedicated overnight crew are a different operation, and we will say so rather than take on a site that cannot be served properly.

Frequently asked questions

Can you provide a certificate of insurance and WSIB clearance?

Yes. Both are provided on request before the season, which most property managers and industrial tenants now require as a condition of the contract.

Can the lot be open before the 6 a.m. shift?

For a lot that is empty overnight, overnight clearing is the normal arrangement and the sequence puts lanes and docks first. What is not promised is a fixed hour in an active storm, because the storm decides how many passes the lot needs.

Who decides when snow is hauled off?

The scope names who makes the call, usually the property manager on the contractor's recommendation, and states the cost. Deciding that in advance is the difference between a plan and a dispute.
